The Renters Rights Bill is currently before Parliament and likely to come into effect soon. The Bill makes significant changes to the law governing residential letting including:
- the abolition of Assured Shorthold Tenancies;
- removing the ability to serve non-fault notices unless in limited circumstances; and
- introducing much more onerous procedures generally for obtaining vacant possession.
In addition, there are increased obligations on landlords and letting agents in respect of the condition of the property, restrictions on rent increases, limitations on the marketing of rental property and much reduced restrictions on keeping pets.
These changes are expected to have an impact on value, the approach to sale and the management of tenanted houses.
