I founded Prospect PS in 2011. Since then, Prospect has handled more than 7,000 estates, managing the whole property side from first inspection and securing through to clearance, valuation and sale. I run the business to take the risk off the executor and the charity: if we assess a property and the matter comes to nothing, there is no invoice, and where an estate proves insolvent, we write off our fees in full. Alongside Prospect PS I have owned and run an auction house, and estate contents remain a personal focus: identifying, valuing and properly selling contents that are easily overlooked. My role, as I see it, is to protect the value in the estate and make the property side straightforward, so that you can concentrate on the beneficiaries. For fifteen years and across more than 7,000 estates, one accountable team has managed the whole property lifecycle for legacy teams, solicitors and local authorities, covering every postcode in England and Wales. One instruction, everything handled.
The commercial model is built for charities. Doing the right thing on a property should never cost a charity that cannot afford it. So we assess first, free of risk: we will attend any property in England and Wales, and if the matter comes to nothing, there is no invoice. Every cost is agreed in advance. All invoicing is deferred and settled from the estate on completion. And where an estate proves insolvent or too small to bear the cost, our fees are written off in full. Early action is what protects value in an empty property, and our model makes early action free of risk.
Who enters the home matters. Sensitive work is never subcontracted: it is carried out by our own directly employed, DBS-checked staff, with locksmiths on staff so key-holding is controlled from day one. Contractors attend only after the property and its contents have been secured.
Our services cover the full life of an estate property:

- Securing and making safe: lock changes, water systems isolated and drained down
- Ongoing inspection visits that keep unoccupied insurance cover valid
- Sensitive, fully itemised clearance, with documents and personal effects preserved
- Date-of-death valuations of property and contents, ready for the IHT forms
- A sale-ready handover and support through to completion
Everything is evidenced as it happens. Every action is timestamped from instruction to final disposal, and every visit produces a same-day photographed, itemised report. Our systems read title documents, analyse redacted wills to flag charitable entitlements and reduced-rate inheritance tax eligibility, and assemble a living dossier of each property’s value, title and market position as the estate progresses.
